Who are Lifull? Lifull is a large and strongly developed brand originating from Japan. They hold the the top position as a Real Estate Portal in Japan with in excess of 8,000,000 properties for sale at any one time (in contrast to REA who have approximately 600,000) Outside of the Japanese market, Lifull has competitive portals in Germany and Indonesia and they are currently looking to expand further into Asia and across Europe.

They recently acquired the global real estate search engine Trovit (for around $80million) which is located in 57 countries and has in excess of 150 million property listings.

Listed on the Tokyo Stock Exchange and with Group revenues of $8.5 Billion Lifull and its group companies receive over 4 billion unique visitors per month to their websites with a lot of this traffic being people searching for real estate to purchase.

We recently had the pleasure to discuss the launch of the portal into Australia with Shuhei Miyamoto the General manager at LIFULL Co.,Ltd. Shuhei explained that Lifull does not intend to be the number 1 or 2 portal in Australia, instead they are happy being the number 3 portal aiming to provide a more competitive landscape for real estate agents across Australia.

What do we value about Lifull’s approach? 

Lifull are a free to list real estate portal and Shuhei has made it very clear they will never charge agents to list their properties on the portal under a basic subscription. If agents would like to upgrade their property advertisements to a Premium style listing then Lifull charge a fee for all premium listings.

They’re also offering agents Display Advertising around the website to help promote their personal brand. Display Ads will also be made available to 3rd party companies like banks, insurance, utilities etc.

How will Lifull help the portal market become more competitive?

  • They can tap into the Japanese investment market

Currently Trovit drives a huge amount of traffic to listings on REA, Domain and other portals. In the near future, Lifull’s listings will rank higher than other based Australian portals.
